My conclusion ends very simple. Mobile homes or Manufactured homes are beautiful homes. There is nothing wrong with them at all. Just do your research first before getting into one.

Learn about the land, how wells work if your not running off of city or county water, and find ways to keep your land clear so that snakes, mice, scorpions, and other animals won’t be tempted to get into your home.

Be sure to pay special attention to the entire loan process and ALWAYS get a second opinion after you get pre-approved for a special loan.

What most companies are doing now is offering the new FHA-HUD partnership type loan.

But what happens is you get a loan for lets say $120,000. What the actual Manufactured home builders will be able to use is only about $108,000 or less..

Sounds crazy right? wondering where all the money is going huh? - well this is what makes lenders jump at you. FHA does some magic trickery to get you that wonderful loan with NO-DOWN PAYMENT or a very small down payment.

This is the cost of you not putting ANY money down. Please, if at ALL possible get a down payment. - this is a weird type loan system and to me its not worth it. You end up paying on 10-14 thousand dollars that you don’t even use!

Just get up at least 3 grand so you can get yourself a real loan.

If you cannot get a loan through a bank in your area, then this loan MAY be for you. just try your best to get your monthly payments where you can afford them.
